What is the difference between a custom build, bespoke build and self build plot?

Custom Build – The site has Outline planning permission and buyers work with the architect to design their house. The appointed main contractor then builds the house for a fixed, turnkey price. This is the perfect route if you want to design your own home but do not want to be actively involved in the build.

Bespoke Build – The site has Full planning permission and a main contractor in place. The house design and external materials are fixed but buyers can choose the internal layout plus internal specification. The contractor then builds the house for a fixed price. This option is the closest to buying ‘off plan’ from a developer but with a lot more choice regarding kitchens, flooring, outside features, etc.

Self Build – After purchasing the plot the buyer directly manages the design and construction stages of the project. It does not mean that you have to build the house yourself, although some do, but most self builders will appoint a number of professionals to work with at various stages. Self build is the ideal option for those who want complete control over the process from start to finish.
